The Hotel has an ideal location in front of a long Sandy & pebbles beach, 4km to Kardamena and to a short distance to all attraction areas of Kos. Five-star hotel? Absolutely not our experience
We arrived at this hotel in Kos in the early hours of this morning, after travelling for hours and looking forward to finally getting into our rooms.
Unfortunately, the moment we entered, we were absolutely horrified by the condition of the accommodation.
We have two rooms and both are in an unacceptable condition. This isn't a case of one small issue or a room simply being a little dated. The cleanliness and standard of maintenance are nowhere near what we would expect from a hotel advertised as five-star.
The bathrooms in particular are disgusting. There is visible dirt and grime around the shower fittings, along the seals and edges of the bath/shower area, staining and residue that clearly hasn't been properly cleaned, and we have even found insects in the bathroom. Electric switch for hair dryer certainly not safe to use.
There was also hair left on the floor and ants/insects present in the bathroom.
We arrived at around 1am, exhausted from travelling, and instead of being able to settle into clean, comfortable five-star accommodation, we have been left taking photographs and videos of the condition of both rooms because we genuinely couldn't believe what we were seeing. In one room the phone doesn't even work when we tried to call reception about a faulty lock on the door.
I have attached photographs and videos to this review so that potential guests can make up their own minds. These aren't old photographs or minor imperfections — these are photographs taken immediately after we arrived.
What is particularly disappointing is that we have two separate rooms and both have the same sort of problems. This suggests this is not an isolated issue with one room.
We paid for a five-star experience and that is absolutely not what we have been provided with tonight.
We will be raising this with hotel management and our holiday provider in the morning and expect the situation to be taken seriously.
A hotel can be dated. A hotel can need refurbishment. But basic cleanliness is not an unreasonable expectation — especially when paying for five-star accommodation.
Our holiday has started with us being completely shocked and disappointed by the condition of our rooms. Don't even want to sleep in these rooms let alone unpack.

Family resort with adults only section which felt very relaxed.
We were originally booked into the Akti Beach club and upon arrival received a room upgrade and transfer to the Akti Palace, the sister hotel next door. I have written a review on the Akti Palace rather than Beach, however the Akti Beach is a busier hotel and I think it is more suited to families that enjoy activities and those with younger children. We were 2 adults and an older teenager and the Palace was perfect for us. Those staying at the Palace can use the Akto Beach facilities but if you are staying at the Beach hotel you are not able to use the Palace hotel.
