The Akti Palace hotel is located in the area called Tholari, just 4 km east of Kardamena, 20 km from Kos Town, 10 km from the airport and to a short distance to all attraction areas of Kos Island.
The hotel consists of 15 buildings which are scattered around of 35.000m2 of gardens. It looks like a small modern village with pathways and plazas.
The seafront deluxe modern style facilities and accommodation of 189 units are influenced by Dodecanese style architecture.
Any guest who prefers not to have daily room cleaning, must inform reception staff upon arrival. Our indoor heated pool will remain closed. Activities requiring team sports such as football, basketball, water polo, etc. will be prohibited.
All additional safety measures which will be introduced must be followed by both guests and employees.
Due to the surrounding area and the number of steps around the hotel, it may not be suitable for those with mobility difficulties.
Unfortunately, my stay at Akti Palace Kos was very disappointing and, in my opinion, nowhere near the standard I would expect from a 5-star hotel.
The food was one of the biggest problems. I found the food to taste as if it had been sitting out for days, and on one occasion I even found dead flies on my salad. Because of the quality and taste, we ended up skipping breakfast and dinner on several occasions.
The cleanliness of the room was also disappointing. The bathroom had a lot of limescale and was not properly cleaned. When I first checked in, there was even a spider in the bathtub. The beds did not feel clean either, and overall the room did not feel pleasant or comfortable.
What also concerns me is that when you look at the negative reviews, the manager seems to give the same basic response over and over again, such as “We are sorry about your stay and we will take this into consideration and improve.” From my experience, however, these responses do not seem to reflect what is actually happening at the hotel. The problems we experienced were very real, and they are serious issues that should not be dismissed with a generic response.
The dining chairs were also very uncomfortable and difficult to sit on for a longer period.
The staff, however, were genuinely very nice. They were friendly, helpful, and always willing to assist with a smile. Unfortunately, I did not have the same positive experience with the manager, who came across as very selfish and not particularly concerned about our complaints.
The experience was so disappointing that we decided to switch hotels after only two days of staying at Akti Palace. We simply could not see ourselves spending our entire holiday there.
Overall, I would not consider this a 5-star experience. To me, it felt much closer to a 3-star hotel. The friendly staff were a positive part of the stay, but the food, cleanliness, room condition, and overall experience seriously let the hotel down.
The spa experience and massage was excellent and good value for money
An excellent massage by Semeh at the spa. Feeling very relaxed. He was so friendly, warm and welcoming. A lovely man. Would certainly recommend.

Absolutely unacceptable for a 5-star hotel
This was one of the most disappointing hotel experiences we have ever had. I honestly do not understand how this hotel has so many positive reviews. Either some guests have never stayed at a genuinely good 5-star hotel, or we simply have completely different standards. After our experience, it is difficult not to question how some of these reviews can be so overwhelmingly positive.
The lack of cleanliness and hygiene was everywhere. Our room was dirty, the bathroom and sanitary facilities were extremely dirty, and the overall condition was completely unacceptable for a hotel presented as 5-star.
We even found empty bottles left in the minibar/bar area from previous guests. They had not even been removed. This is not a minor detail — it is a basic hygiene and housekeeping failure.
The restaurant/buffet area was also very dirty. This is where guests are expected to have breakfast and other meals, yet the cleanliness was far below any reasonable 5-star standard.
And then there was the food. Honestly, it was disappointing, unpleasant and in some cases had a horrible smell. We could barely enjoy eating there. For a 5-star resort, this is simply unacceptable.
We came to Greece for a one-week holiday, expecting a comfortable 5-star experience. Instead, a significant part of our holiday has been spent dealing with dirt, poor hygiene and problems that should never occur in a hotel of this category.
There are also serious questions for TUI. When a major travel company offers and sells a hotel as a 5-star property, customers naturally trust that the actual standard will correspond to what they have paid for.
If TUI continues to offer a hotel that does not meet the standard customers are led to expect, and does not take serious complaints seriously, then customers have every reason to question the company’s quality control and competence in selecting and recommending hotels.
A travel company should understand that people do not simply buy a hotel room — they entrust their holiday to the company. When that holiday is ruined by conditions that are completely inconsistent with the advertised standard, there should be a meaningful response.
I cannot speak for other guests, but based on our experience, this was absolutely not a 5-star experience.
If you are used to genuine 5-star hotels with high standards of cleanliness, hygiene, food and service, think very carefully before booking this hotel.
For us, this was not the relaxing holiday we paid for. It was a major disappointment and a significant waste of our holiday time and money.
