This hotel is located on a beautiful beach on the north side of the island, near Mastihari village, 18 km form the city of Kos and just 11 km from the airport. It is built according to the Aegean style of architecture, in blue and white, and is surrounded by beautiful gardens with palm trees and colourful flowers. This resort, facing the crystal clear waters of the Aegean Sea, remains an ideal place for holidays. The nearest public transport connection is 500 metres from the hotel, whilst shops, bars, and restaurants can be found in Mastihari 5 km from the hotel. The hotel features standard rooms, apartments, studios and maisonettes with sea view or garden view. All rooms provide 100% cotton oversized bath towels, Sleepers & Beach Towels, Branded bath amenities, Hair dryer, Direct International Telephone, Satellite TV, Free WiFi Internet access, Central Air-condition, Coffee & Tea facilities replenished daily, Mini Bar, fridge, Safe deposit box, Furnished private terrace or balcony. Relaxing and welcoming

Great holiday in the sun, amazing helpful staff, very impressed by Dimitri that carrier two large suitcases up three flights of stairs in one go. Reception was very accommodating in swooping our rooms when I requested one with a better view. Large choice of foods, however I did miss grilled lamb chops. Amazing pools, clean rooms and all around the site too and the entertainment crew was a delight at the day and night time. The smiles on the ladies clearing the tables made our dining experience a delight too. Sad to be leaving especially on what appears to be the sunniest, wind free day of our stay. Smy hotel staff…. Good experience

We stayed at this hotel for nine days in September, and overall, we had a pleasant stay with both very positive and some negative experiences.

What we really liked: One of the biggest advantages of this hotel is the staff. The receptionists and all the other employees were incredibly kind, friendly, and helpful. Whenever we had a question or needed help with something, they were always there for us and tried their best to help. We really appreciated that.

Another huge plus was the cleanliness. The entire hotel was extremely clean. Our room was cleaned very well, the beds and towels were always clean, and the whole property was well maintained. Even the toilets around the hotel, especially the ones near the beach, were surprisingly clean. The dishes, cutlery, and dining areas were also very clean. For us, this was definitely one of the strongest points of the hotel.

The location was also very convenient. The hotel is only around 20 minutes away from the city, and there is a bus stop directly in front of the hotel, so you can easily get into the city or travel to other places. There is also a place right next to the hotel where you can rent a car, which is very convenient if you want to explore the area independently. Outside the hotel, there is also a bar where you can smoke shisha, and the prices there are quite affordable.

Another thing we liked was how quiet the hotel was. Since we stayed there in September, there were mostly older guests and hardly any young people. The hotel was therefore very peaceful and quiet. On the first day, there was some music playing, but on the following days it was almost completely quiet, which was actually very relaxing.

The sea was also very clean and you could comfortably swim there. The weather was generally good during our stay, although it was quite windy.

Some negative points: The biggest disappointment for us was definitely the food. There were not many vegan options, and a lot of the food contained meat or pork. If you are Muslim, the selection is therefore quite limited as well. There were still enough salads, vegetables, and other side dishes, so you could always find something to eat, but the variety could definitely be improved.

The biggest problem, however, was that the food was almost always cold. We were honestly very surprised by this. Only on one day were the pasta and pizza actually warm. On the other days, most of the food was cold, sometimes to the point where it felt like it had not even been heated properly. Even when something was freshly prepared, it was often already cold by the time we got it. This was a major disappointment, especially considering that the food itself could have been much better if it had simply been served warm.

Another negative aspect was the atmosphere among some of the guests. We felt like people were staring at us very frequently, almost constantly. Maybe this was partly because we were younger than most of the other guests, but it sometimes made us feel uncomfortable and we did not always feel completely relaxed.

We also did not like the fact that after 11 PM, drinks at the bar have to be paid for separately, and the water in the rooms was not regularly refilled. Considering that this was an all-inclusive stay, we found this quite disappointing.

Overall, we enjoyed our nine-day stay, especially because of the extremely friendly staff, the cleanliness, the quiet atmosphere, the convenient location, and the beautiful, clean sea. However, the food temperature, limited food options, the additional charges after 11 PM, and the lack of water refills were significant disadvantages.

For us, the hotel has a lot of potential, and with some improvements—especially regarding the food—it could be a much better experience.

September holiday 2026

We had a lovely stay at hotel, the room was spacious and very clean! Cleaners are very attentive and we had clean towels and clean bedding everyday. The pool side is lovely and clean and there is many sun beds to chose from! The staff are very polite and attentive to everyone’s needs especially Regina and Ilias! The food was wonderful and had lots of choice, especially for the English. I would recommend my stay here, and we will definitely be returning next year!

Don’t be fooled this is 3* max

This hotel is half hearted at everything. Do not be fooled by the photos. Background - party of 6, adults, plus 20 somethings all very experienced travellers who have stayed in luxury hotels down to complete toilets! This hotel is perfunctory at best. Everything is just enough. Definitely 3* Location - isolated but plenty of taxis operating a flat fare to specific destinations. Buses from the main road timetable in reception. Buses are very cheap but busy, however usually more than one bus at the given time if the first is full. Mastichari is lovely and if you can, then get a hotel there instead. Kos is worth visiting we visited a couple of times and the 20 somethings enjoyed nights out there. Beach - Small but nice, sea is warm but might be a little wavy for some. Mostly sand with tiny amount of shingle as you enter the sea. We all loved swimming there. However the hotel doesn’t clean it so it’s a bit tatty. Crap left there, stuff washed up etc. Not many loungers. They could simply employ a couple of people to litter pick at the end of the day but I suspect this is another cost cutting exercise. Hotel - ok this is where the place falls down big time. It is poorly run and managed. There are never enough loungers at the pools. Guests place towels in multiple locations very early but even so there need to be more loungers. At meal times there are never enough bowls or spoons - this is basic stuff work out your total number of guests then buy 3 times the amount of plates cutlery etc and restock as necessary. Food is mass produced slop even the Greek food. We all like a variety of food but I’d be hard pushed to recommend anything we ate here - again it’s perfunctory nothing more. There are not enough staff clearing tables. Reception and lounge are tired looking. The ambience is non existent. They have all these nice lamps but they are not plugged in and the majority don’t even have bulbs inside! Another symbol of a lack of effort and not really being bothered. No atmosphere whatsoever. Entertainment - to be honest this was probably the worst I have ever witnessed. It was farcical just really amateur and lacking any effort. We all thought it was so bad as to be hilarious. “And from England…” - all the performers are from England and they really can’t be bothered either… it was terrible. The drinks token system is described as helping the environment… hmm I think more likely a cost reduction to not employ more staff collecting glasses. Some of the staff are lovely but there a small minority who really don’t like guests or working there. Maybe they were tired as it’s near the end of the season, maybe it’s not a great company to work for but they looked miserable as sin and treated you as an inconvenience. That said reception were great
and the cleaners and as I’ve already said most staff are lovely. The rooms are nice, clean and well equipped. Some parts of the hotel are just tired and need a lick of paint. Yes the bungalows look nice and the block nearer the sea. The grounds are nice and well kept and the pool areas are nice particularly the infinity pool. Overall this could be 4* with some effort and very simple adaptations but at present it’s just about 3* and poorly managed and the victim of cost cutting.
