Not a 5* hotel

Good staff and location, but not a 5-star hotel.

We have just returned from a 7-night stay at Mitsis Ramira and whilst we had a nice holiday, there are many things to disappoint.

The positives: The staff are good – helpful and hard-working throughout the hotel. The food at the beach restaurant was good. The outdoor gym is also good.

The location is big plus. Kos Town is only around 10 minutes away by taxi/shuttle and is definitely worth visiting. It’s lively, with lots of great bars and restaurants. We paid around €26 each way for our family of five, which is expensive (local taxis we were told were unreliable).

Where it falls short: For me, Mitsis Ramira is a 4-star hotel. Many areas are showing their age and the rooms could really benefit from refurbishment.

We stayed in a family room. The air conditioning was excellent and the water pressure was very good, but the bathroom was dated. The grouting is old and tired, and the shower was positioned over a very narrow bath. The bathroom is not what I would expect from a 5-star hotel.

The main buffet restaurant was our biggest disappointment. It very much feels like catering for the masses. There is plenty of food available, but for us it was more a case of eating to fuel rather than eating to enjoy. We therefore ate in Kos town on 3 occasions, which is not really the point of a marketed 5-star hotel.

There are two à la carte restaurants, but these are essentially sectioned-off areas within the main restaurant. The food was okay, but neither the setting nor the overall experience felt particularly premium for a hotel marketed as 5-star.

A smaller point, but still frustrating, was the games room. The pool table costs €2 per game, but there was no chalk and the cues could do with replacing. I spent quite a bit playing pool with my 17-year-old son during the week, so for a hotel at this level it would be nice to see the equipment properly maintained, particularly when guests are paying separately to use.

Cleaning not the best and walkways and bar areas can be very slippery so care is needed.

Interesting to see if Mitsis acknowledge some of the more constructive reviews - I see that they thank the 5* reviews only. For the negative reviews that I have read, many are balanced and fair.

Honest Review of Mitsis Ramira Beach Hotel – Beautiful Family Time, but Not a 5-Star Experience

We stayed at the Mitsis Ramira Beach Hotel in Kos for one week in early August 2026. We travelled as a large family group: my parents, my cousin and his family, and our family of five.

First of all, we genuinely enjoyed spending time together as a family. The hotel has some lovely features, especially for children. The Kids Club is nicely designed, the water slides were a hit with our children, and the Gyros Bar was one of the highlights of our stay. We also really enjoyed both the Greek and Italian themed restaurants. The complimentary sunbeds and cabanas at the beach were another definite plus.

However, when considering the hotel as a whole, we have to be honest: for us, this was not a 5-star experience. We would rate it closer to 3, or at most 4, stars – particularly considering the price we paid.

Arrival and Service

Our first impression was that the welcome experience was rather inconsistent. We were not offered a welcome drink, although we saw other guests receiving one. The welcome gifts were also handled differently: we received ours three days into the stay, while some guests did not receive one at all.

At this level of hotel, we would expect a much more consistent and attentive standard of service from the moment guests arrive.

Unfortunately, this inconsistency continued throughout our stay. Some staff members were friendly and genuinely helpful, while others appeared noticeably less engaged.

Room Condition and Housekeeping

Housekeeping was one of the areas where we expected considerably more.

Our room was cleaned, but the overall standard felt superficial. The floors were sometimes still dirty, and the cleaning did not give us the impression of the thoroughness we would expect from a 5-star property.

The bathroom was generally fine, but an empty shampoo bottle was not replaced.

There were also several technical issues. The TV did not work properly, and some of the equipment and lamps had apparently been unplugged. The air-conditioning unit leaked water twice, and we experienced two power cuts.

Even more frustrating was the repeated disregard of the “Do Not Disturb” sign. During our stay, it was ignored approximately five times. Staff knocked despite the sign for room service we had not ordered, twice because of water and once to deliver towels. On another occasion, the room was not cleaned despite the sign being displayed.

A “Do Not Disturb” sign should be respected without exception.

We also noticed a power socket positioned directly beside the bed in the children’s room, at approximately head height. In a family hotel, this is something that should be reviewed from a safety perspective.

Pool, Grounds and Beach

The hotel grounds themselves are attractive, but there were not enough sunbeds for the number of guests. By early morning, almost everything was already reserved, while many sunbeds remained unused for long periods. The same issue occurred at the beach.

A stricter policy regarding unattended reservations would make the available sunbeds much more accessible and fair to all guests.

Safety was another concern. Several areas around the pools were extremely slippery, and the handrail on the steps leading into the pool was loose. In a family resort with many children, these are details that should be checked and maintained regularly.

The beach was another disappointment. We repeatedly noticed cigarette butts and litter. For a hotel operating at this price level, we expected the beach and public areas to be kept considerably cleaner.

Food and Restaurants

The food experience was mixed.

The Gyros Bar was excellent and definitely deserves a special mention. We also enjoyed the Greek and Italian themed restaurants very much.

The main buffet, however, became repetitive after a few days. There was a reasonable selection, but not enough variety, with many dishes appearing repeatedly. A more diverse and creative menu would make a significant difference, particularly for guests staying for a full week or longer.

The labelling of dishes for guests with food allergies could also be much clearer and more comprehensive.

The Crepe and Waffle Station was extremely popular with children, but this resulted in very long queues. We saw guests ordering six portions at once, which significantly increased the waiting time for everyone else. A simple limit of two portions per person per visit would make the system much more efficient and fair.

The ice cream selection was rather average and did not particularly stand out.

Entertainment and General Condition

Another important point is the condition of some of the facilities.

The hotel looks more modern in the promotional photographs than it felt in reality. During our stay, several areas appeared somewhat dated and in need of attention.

The piano was badly out of tune, several billiard cues were barely usable, and more than half of the arcade machines in the games room were out of order.

These are relatively small details individually, but together they affect the overall impression and contribute to the feeling that the property is no longer consistently maintained to a 5-star standard.

We also had an uncomfortable experience in the souvenir shop. Our child was in the process of choosing a toy to buy when the member of staff took it out of their hands. We also felt that she was watching the children and guests very closely in a way that made us uncomfortable. In a family-oriented hotel, this interaction could have been handled much more appropriately.

Organisation and Birthday

The organisation surrounding my birthday was particularly disappointing.

Before travelling, we had arranged a table at the restaurant for my birthday. This was also reconfirmed at check-in. Despite this, the reservation was not honoured.

Instead, we were given a cake from the dessert area. While the gesture itself was kind, it did not compensate for the fact that an arrangement we had made in advance – and reconfirmed on arrival – had simply not been carried out.

A separate birthday cake that had been arranged for delivery to our room at 2:00 pm arrived at around 4:00 pm.

There were also delays with transportation. The taxi into town arrived approximately 30 minutes late, and our airport transfer was also delayed.

Any one of these issues could happen occasionally. Unfortunately, when combined with the other organisational problems during our stay, they contributed to an overall impression of inconsistent management.

Overall Impression

We want to be fair: we did have a lovely family holiday. Our children enjoyed themselves, we had some excellent meals and there are several genuinely enjoyable aspects of the resort.

However, a 5-star hotel should deliver more than a pleasant holiday. It should provide a consistently high standard across cleanliness, maintenance, safety, service and organisation.

That consistency was missing during our stay.

The number of smaller issues – together with several more significant ones – was simply too high for us to overlook, especially given the price. None of the individual problems would necessarily have ruined our holiday, but collectively they changed our overall perception of the hotel.

For us, the Mitsis Ramira does not currently live up to the expectations created by its 5-star classification and pricing.

With a lower price and more modest expectations, we might have assessed the experience differently. At the price we paid, however, we do not feel that the overall quality matches the level being advertised.

We are therefore unlikely to return and, unfortunately, we cannot recommend the hotel at this price point to guests looking for a genuine 5-star experience.

There is certainly potential here: with more consistent housekeeping, better maintenance, stronger attention to safety, improved organisation and a more consistent level of service, the hotel could offer a considerably better experience.

For us, though, this stay was a lesson in managing expectations – and unfortunately, there will be no return visit.

Highly Recommend

Amazing experience overall. The staff were very welcoming and friendly throughout our stay, and extremely accommodating.

Our favourite feature was the Sunset Lounge Bar, where Raj provided excellent service and was incredibly attentive and friendly throughout. He definitely made the experience even better and was a highlight of our stay.
